What Is Realeflow?

Realeflow is an all-in-one software platform for real estate investors.

It helps generate and follow up on leads, analyze potential deals, and assist with planning renovation projects. Essentially, this is a wholesaler’s dream.

The entire Realeflow platform is built around a CRM. This allows investors to easily:

  • Download filtered lead lists to effortlessly contact sellers, buyers, and lenders
  • Use automated direct mail campaigns to convert the leads
  • Identify and analyze promising opportunities
  • Market the properties on custom websites

The Cleveland-based company was founded in 2007 by CEO Greg Clement, an experienced real estate investor. Realeflow says it has served more than 100,000 investors and closed deals worth more than $10 billion.

We think it’s safe to say they know a thing or two about converting real estate leads into cold, hard cash. Read on to learn about the platform, its features, pricing, and whether we think you should give it a look.

Realeflow’s Best Features

Using Realeflow starts with downloading names, addresses, and contact information for motivated sellers. Seller searches are filtered by local area to keep the number manageable, or expanded to cover the entire country.

Realeflow next helps users analyze properties to identify the most promising ones. Using the system, wholesalers can quickly contact owners with offers.

Next, users find private lenders who might want to fund the deal. Then they can easily send out pre-written direct mail requests to potential lenders from within the program.

A rehab estimator lets users assess the likely costs of repairs and renovations. After purchases and renovations, the program helps attract cash buyers or renters, then provides documents to help close the deal.

This is where Realeflow shines, and for good reason—the entire platform is built around this product. Want leads? Leadpipes delivers, and then some.

At its core, LeadPipes is a search engine used to identify motivated sellers. It also supplies leads for potential buyers and lenders.

Types of leads identified by Leadpipes include:

  • Absentee Owner. Owners who do not live on the property
  • Cash Buyer. These owners appear to have paid cash for the property.
  • Free and clear. These are owned without any mortgage debt.
  • High Equity. Properties with a loan-to-value of less than 60 percent
  • Low Equity. Properties with a loan-to-value more than 80 percent
  • Private Lender. Lenders with significant capital that could finance deals
  • Upside Down. Properties with a loan-to-value greater than 100 percent

Leads can be filtered geographically and also by county, city, ZIP code, and street address. Leadpipes looks at the deed, mortgage, and legal data to find its leads.

The entire lead database includes information on 148 million nationwide properties. Some data in Realeflow comes from tax assessors.

It may include square feet, lot size, year built, number of beds, and number of baths. The company says it can tap more than 100 additional data points on properties to inform buying decisions.

Property types include single-family residences, condominiums, townhomes, multi-family, apartments, mobile homes, and land.

While we like LeadPropeller, we like Carrot even more. I personally think it’s a little cleaner and offers slightly better functionality.

DealAnalyzer

The DealAnalyzer tool calculates the value of properties being considered for purchase. Starting with just the street address, users can get insight into the potential profit and highest recommended offer.

DealAnalyzer can analyze the profit impact of different buying and selling scenarios, including financing options and holding times. This can help suggest financing and exit strategies before a purchase.

Hammerpoint

The Hammerpoint tool helps generate rehab plans and repair cost estimates. During a walkthrough, users can make notes on:

  • Laptops
  • Tablets
  • Or mobile phones

The tool guides the walkthrough to make sure investors inspect the property thoroughly. Hammerpoint then creates quick estimates, including labor and materials.

Estimates are itemized and include SKUs for specific Home Depot products that will be needed. Later, the estimates can be reviewed, edited, or printed.

Custom Websites

Pre-designed websites filled with expertly crafted copy can be set up in a few minutes. SEO-optimized websites and squeeze pages can be launched by realtors who have no previous experience using the technology.

This is perhaps the biggest draw to using this software. I’d know—I build websites for a living. And trust me, it’s not easy. If you hire an agency to build a website, you can easily spend $5,000 on a subpar site.

But why go through the hassle of working with an overpriced third-party agency when you can have a professional-looking site and perhaps the best tool in the industry? Avoid the headache by using Realeflow.

Direct Mail Campaigns

Realeflow includes integrated direct mail capability that will print, stuff, stamp, and send pre-written pieces. It includes letters in what appear to be handwritten fonts as well as postcards.

Of course, this costs extra, but we love that the Realeflow team has thought of the small details. After all, handwritten mail makes your marketing campaign more effective.

At the time of writing, direct mail is $0.35 for a full-color, first-class postcard. I’ve seen services charging anywhere from $0.5 to $1.0 for the same thing, and if you’re sending even 500 cards each month, the savings alone can pay for the cost of the product.

We can’t think of any other platform that’s put this much thought into the small details. At the end of the day, these details could make or break a deal.

Email Marketing

Realeflow also lets you create hands-off email marketing campaigns with the click of a button. When new leads are captured, users can automatically send pre-written emails to engage and convert them.

Pro: $125/month

This is the most popular level. It’s priced at $125 per month for up to 10 users. It provides 10 lead generation websites, as well as all the other tools.

Team: $175/month

This is the highest level, priced at $175 per month. It accommodates an unlimited number of users. It provides an unlimited number of lead generation websites as well as all the other tools.

Hyper-Targeted Lists

This feature is a premium add-on that lets you search individual properties or make custom lists. For example, if you search 44212, you’ll see over 16,000 properties in the Brunswick, Ohio, area.

It’ll give you all the standard information, like properties, their beds, baths, and valuations. However, you can also filter by “tags.” These are different types of owners that are likely to sell.

Premium takes the lead types included in the base subscription and adds:

  • Active Listing. These are currently active “For Sale” MLS listings.
  • Bankruptcy. These homeowners have recently filed for bankruptcy.
  • Bored Investor. This includes absentee owners who have owned the property for a long time.
  • Foreclosure. Properties that have gone through the foreclosure process in their state
  • Long-Term Owner. Owners who have occupied the house for 30 years
  • Potentially Inherited. These properties show traits suggesting they were inherited.
  • Pre-Foreclosure. Properties in the foreclosure process.
  • Renter. Tenants who may be looking to move up to become owners
  • Vacant Property. Identified as having no one living at the address.
  • Zombie Property. Vacant properties in the pre-foreclosure process.

While you’ve seen filtered lists from other companies, Realeflow is one of the only platforms that lets you combine filters. If you’re searching for absentee owners who own vacant property, you can combine those two filters.

In this example, you’ve taken over 16,000 properties and narrowed your search down to 140 leads. With this type of search ability, you’ll save tons of time and money.

Most owners target absentee-owned properties in certain zip codes, which works fine. But at $0.50 per mailer, there’s a lot of waste. By filtering your mailing list on the front end, you produce more effective lists.

Additional Filters

Don’t think the functionality stops there. In addition to hyper-filtered owner lists, you can filter a number of property attributes. These include:

  • Beds
  • Baths
  • Distance
  • Last Dale Date
  • Loan to Value
  • Square Feet
  • Value

By combining these multiple filters, you’re left with a handful of properties that fit your exact requirements. Gone are the days of blanketing entire zip codes with mailers.

As we discussed above, there’s a built-in list builder. With the click of a button, you can easily build direct marketing campaigns from your filtered list. Most other products make you export and upload the list into a completely separate database.

As you likely figured out, this is an add-on feature. That means that it’s not included with the base monthly rate. However, it’s not as expensive as you might think.

While they’ve previously charged up to $3,000 for this feature, REthority readers are being offered a one-time price of $995. This is a one-time payment and gives you lifetime access to this platform.

If you consider that companies like ListSource charge up to $1 per lead, the value of this platform starts to look more attractive. You’re essentially gaining access to the exact same information.

Realeflow Pros and Cons

As with any balanced review, we think it’s important to include both the pros and cons. Don’t worry; we’ve done just that.

Pros (what we like)

The main appeal of Realeflow is that it provides a single platform for many essential real estate investing activities. One solution helps investors generate leads, follow up on prospects, analyze deals, and market properties.

Realeflow gets high marks from many users for being easy to use. Its customer support personnel are reported to be unfailingly polite and attentive as well.

Cons (what can be improved)

Some Realeflow subscribers note that its many features require some exposure over time to master. Also, the leads generated are criticized by some for being dated.

Despite its complexity, the software’s capability also falls short in some areas. Incomplete integration with Facebook and limited email marketing templates are two complaints from reviewers.

Our Take

Overall, we think this software has the best functionality in the market. Many of the real estate investing products we’ve reviewed are incomplete or just get the job done.

However, the team at Realeflow has put some serious consideration into their platform, and it shows.

The company seeks to provide an all-inclusive platform to provide real estate investors with everything they need to find and analyze deals, and they deliver.

Little touches like offering handwritten envelope addresses are the icing on the cake. We think that any serious investor should include Realeflow in their war chest.
