However, we’ve discovered through this intensive research the fragmented nature of many of these systems.
You might use one type of software to capture leads, another to communicate with them, another to nurture them long-term, and another to create and maintain your official web presence.
Who has time for that? That’s why the idea of a truly “all in one” real estate platform is so appealing — and elusive — for real estate professionals.
Today, we’re reviewing Brivity, a real estate platform that claims to be just that: A complete solution that integrates, connects, and simplifies the processes agents and brokers handle every day.
From lead magnets that attract buyers and sellers to automated emails that earn you more referrals from past clients, the Brivity platform says it’s the total package for agents, brokers, teams, and vendors. Let’s find out if their claim is true!
In this review, we’ll dive into the details of Brivity’s 5 products, their features, pricing, and pros and cons of the platform as a whole. Read on to learn more!
What Is Brivity?
Brivity is a real estate platform that offers a suite of products for real estate agents, brokers, teams, and agencies. Based in Bellingham, Washington, Brivity bills itself as “a system that does it all.”
That was founder Ben Kinney’s initial vision that led him to start the company. From a cloud-based CRM to transaction management, the platform supplies products for each step of the real estate process.
The Brivity platform aims to help you market your listings and capture leads, nurture and convert them, manage every transaction, close deals, and earn referrals that help grow your real estate business.
The Brivity platform is made up of 5 different products that can be integrated and used together or separately, depending on your needs and budget:
- Brivity CRM
- Brivity CMA
- Brivity IDX
- Brivity Valuations
- Kwkly Text-to-Lead
Each of these products is billed separately, which makes it easy to pick only the coverage that you need.
Brivity’s Best Features
Below, we take a closer look at each one of these products and the features that go along with them. Next, we’ll cover the pricing and plan options for each one (including any additional or hidden fees) and determine the potential pros and cons of using Brivity.
1. Brivity CRM
This is the Client Relationship Manager in the Brivity suite of products. Think of it as the backbone of the platform. It’s equipped to organize, manage, and consistently communicate with your leads using the following features.
Project management. Keep track of your obligations and deadlines for different clients, leads, and contacts (other agents, contractors, financing, etc.) and get alerts when a deadline is approaching or missed. You can also organize deadlines and people by project.
Automatic drip campaigns. Keep engaging leads and contacts on an ongoing basis with email drip campaigns and mass emails you can set up and customize.
Contingent tasks. Set up tasks that must occur either before or after an event or date and connect them to a particular person, transaction, or project. For example, after you close on a sale, you can thank the client for their business.
Custom tags and filters. Keep your online work space from getting cluttered by using custom tags and filters that organize and give hierarchical order to your lists of clients, vendors, and contacts.
This feature is intended to make looking up information about a person, including past communication, deadlines, and listing information, that much easier.
Listing management. Complete transaction management for your active, pending, and sold listings that allows you to keep up with important dates, agent production, and commissions on each property.
You can also view each of your listings organized by status directly from the Transaction Dashboard within the platform.
Client portal. Help clients make sense of the process by inviting them to join the Client Portal, where they have 24/7 access to every task to be completed along the way, all deadlines, and marketing progress. They can also leave and view feedback from the portal.
Single property websites. Called Property Pages on the platform (accessible through the Transaction dashboard), single property websites give each of your listings an “internet home” and URL that can be shared and marketed.
Each property website includes photos, a mortgage calculator, property details, and a form that lets viewers request a showing. Any requests are sent to the primary listing agent’s email.
Client & agent email updates. The collaborators and clients who are connected to a listing in your database will automatically get a daily email update about their listing.
This lets them know what tasks have been completed and what is left to do. You can change these updates to go out daily, weekly (once per week, on Sunday), or never.
Brivity GO app. Manage and access your leads and contacts from a mobile device with the GO app, available for iOS and Android devices.
1-click marketing. From the Marketing tab in the dashboard, you can set up how you want listings to be marketed (how often, on what websites or platforms). It’s not truly a one-click process.
You need to choose preferences for each social network, and posting a listing on Craigslist or ActiveRain requires more of your direct input.
When you’ve finished listing on each network and site, the platform will send an alert to your client letting them know their property listing has been shared.
2. Brivity CMA
The CMA (Comparable Market Analysis) tool helps realtors create listing presentations and reports that are aesthetic, branded, and accurate.
This tool gets its information directly from the MLS so you can be sure your market analysis report has the latest, most accurate information available.
Brivity uses the “5-5-5” strategy. This feature compares and contrasts 5 active listings, 5 pending listings, and 5 sold listings to help leads see the big picture and better understand market averages in their area.
Automated market reports let your leads know when there are properties in their area for sale, off the market, or pending by automatically generating and sending Market Reports.
You get one hundred percent visibility to see who opens and reads these reports, so you can then set them up on a drip email campaign to continue receiving relevant reports and information from you.
3. Brivity IDX
Brivity IDX brings the connective and integrative power of IDX to your site to show the latest MLS listings, search criteria, and search tools.
Your IDX site will require users to enter their contact information in order to receive the information they came for (like the approximate value of their home).
Users can browse your site for properties using the search criteria they prefer, then save those criteria as a Saved Search (after entering contact information). They’ll get email updates when more listings matching their criteria appear.
Users can schedule a showing directly from your IDX-enabled website using a simple form. After entering their contact information, they’ll choose general availability to schedule a showing of the property they’re interested in.
4. Brivity Valuations
Brivity Valuations gives you a strong lead magnet to direct new seller leads toward online. Once you have their information, you can set up drip campaigns to follow-up on a consistent basis.
Most sellers are wondering about the true market value of their home and aren’t sure how to determine it.
Through a Google search, or by seeing an ad or post about your Valuation site on social media, they can receive an instant property value range directly from your landing page.
If a partial lead adds their contact information and becomes a full lead, Brivity CRM automatically updates the lead with their new details.
Brivity’s website asserts that Valuation sites result in 4 times as many seller leads, but we weren’t able to locate a source for this information.
Add your Valuation site directly to your Facebook page as a tab to give more sellers a chance to use your home value feature.
10 Valuation Sites
You can create up to 10 valuation sites and you can target different audiences with each one. You also get to choose the domain name for each. Examples include branded sites that include your name, niche market sites, FSBO sites, and more.
5. Kwkly Text-to-Lead
Get interested buyer phone numbers, instantly send them listing information texts, and find out which properties they wanted to view with Kwkly. A potential buyer views a property and sees the following: “Text “Word” to 59559 to get the current price and see all pictures.”
After texting the number, Kwkly uses the phone’s GPS to locate properties nearby, then sends them a list.If the user wants information on a specific property, they can reply to the 59559 number with the address they’re interested in.
Kwkly then hands the lead to you. After sending the property information, Kwkly sends you (or the primary agent for the listing) a text with the lead’s mobile phone number and the property they were initially interested in. To try it yourself, text “Demo” to 59559 to give the process a test drive.
Brivity Plans and Pricing
You can purchase individual product plans or the entire platform on a monthly or annual basis. If you choose to pay annually, you’ll save up to 20%.
Brivity Pros and Cons
As with any balanced review, we seek to highlight the pros and cons of a product. Nothing is perfect, so it’s always good to pay attention to the cons to understand what you’re actually buying. Ultimately, this helps you buy the right product for your business.
Pros (what we like)
I like Brivity. It’s a sleek platform that has a great deal of functionality. Here is what I think makes it unique.
Amazing connectivity: With the Client Portal and Brivity GO app, you can make sure your clients always have access to organized information related to a listing transaction and that you can always access your leads and contacts.
Effective lead magnet: The Valuation product is an effective lead magnet that sellers actually want. By requiring contact information in exchange for the home value report, you end up with more leads without doing anything extra.
Integrations: The valuation platform and CRM are “completely integrated,” but the other products (Kwkly, IDX, and CMA) are not. However, you can use the integrations with Zapier, MailChimp, BombBomb, Zillow, IFTTT, and Google Contacts to help link up anything that isn’t connected.
Cons (what can be improved)
Of course, there are a few things I don’t like about Brivity. Some of these are deal breakers for me, so make sure to read them all.
Pricing is unspecific: For many of the plans, there is no pricing information available.
Canceling is difficult: From the Brivity Support forum: “If your billing inquiry is related to termination of your subscription, the request will not be finalized until you speak directly with a team member.
If you choose to cancel your Brivity subscription, we require a written notice of cancellation to Brivity at least 30 days prior to the expiration of the then-current term.”
No true one-click marketing option: There doesn’t appear to be an option to automatically post a new listing across every network and website you’ve added to your profile, which is what most people associate “1-click” with.
No integration with Kwkly text leads: When you get leads through the Kwkly product, you’ll have to manually add them to the CRM in order to track and manage their information.
Forced registration: I personally leave IDX websites once they force me to register. It’d be nice if this platform could do a delayed registration, where you get about halfway through a listing before it forces you to register. It think these are more effective.
In theory, Brivity is a great platform. However, it’s just too vague on pricing. The platform looks sleek and I love their branding (I’m a huge fan of clean, crisp designs).
But I also value transparency. And I don’t think Brivity does a good job of outlining what the product will cost. This makes me think it’ll be expensive.
However, that’s not a bad thing for large teams and super agents. But if you’re just getting started, you’ll need to bootstrap your business, and there are more economical options for you.
Additionally, the CRM is expensive for what you get. If you’re looking for a basic CRM, check out Follow Up Boss. But if you’re in the market for a similar product with a little more transparent pricing, Real Geeks is worth a look.
Should You Use Brivity?
If Brivity increases transparency about pricing, we may change our mind. This is a shame, because the platform has so many cool features that set it apart from the competition.
Regardless, it’s hard to recommend a product without knowing how much it’ll cost, so we’re on the sidelines for now.
